Building Permit Issued!

Ocean View Contemporary, Del Mar Ca

Three months post the Ocean View Contemporary's DRB Approval, our building permit has finally been issued. Why the three-month delay? To be honest, it was a two-fold problem, and out of our control.

1. Unfortunately, out architect was caught off-guard and didn't submit the grading and drainage plan with our original DRB package. This is a new city requirement. You must submit the grading and drainage plan WITH the rest of the foot-high ream of DRB paperwork that's required from the City of Del Mar. The good news is that our architect helped us get what we needed, as quickly as possible. 2. The City of Del Mar outsources their review of all grading and drainage plans to a third party consultant, which accounted for 5 - 6 weeks of the delay. That said, everyone at The City worked together to help us get our plans approved. Our civil engineering firm, JP Engineering in San Diego, was swift and extremely helpful in drawing and developing these plans. If it weren't for Jorge at JP's expertise and sense of urgency, we would still be waiting for our building permit. In construction, as in most industries, time equals money. In this case, lost time of three months exceeds $150k in extra expenses paid, which has yet to include our lost revenue for the delay to market.
